Minimum Move-In Standards

Before a property is marketed, it must meet the following:

• Clean and free of trash and debris, inside and outside, and ready for move-in. Minor cosmetic imperfections may exist due to property age or prior use, but will not affect safety or functionality
• HVAC system is in good working condition with a clean filter
• All appliances and major systems are working properly
• Kitchen and bathroom caulking is intact and free of mold or mildew
• Doors, locks, and windows function properly
• Smoke and carbon monoxide detectors are installed and working as required
• Property meets all basic health and safety standards

Full Rent-Ready Requirements

A property is considered rent-ready when:

• Flooring is clean and in good condition (carpet cleaned as needed)
• Property is fully vacant with no personal items remaining
• All light fixtures are working with consistent bulbs
• All major systems are operational, including HVAC, plumbing, electrical, and appliances
• Additional systems (if present), such as sprinklers or water softeners, are functional
• Railings, stairs, and safety features are secure
• No damage is present that would impact habitability or resident experience
